Zero Down Payment — 100% LTV
Maximum Loan-to-Value on Core HP Loan
The Core HP Loan allows qualified healthcare professionals to purchase a home with zero down payment — a feature virtually unmatched in conventional lending.
- No down payment required on loans up to $2M
- Eliminates the #1 barrier to homeownership for early-career providers
- Preserves capital for student loan repayment, practice investment, or savings
- Available on primary residences with 700+ FICO
For a $750,000 home, a conventional 20% down payment would require $150,000 upfront. With our Core HP Loan — $0 down.

OD — Doctor of Optometry
Licensed optometrists providing primary eye care, vision correction, and ocular disease management
DC — Chiropractor
Licensed doctors of chiropractic providing musculoskeletal and spinal care
These professionals represent a large and growing segment of the healthcare workforce — and an underserved market for mortgage lending.
Medical Residents, Fellows & Interns
Early-career physicians in training are among the most underserved borrowers in conventional lending — and among the most important to reach.
Who Qualifies
Residents, fellows, and interns holding one of the eligible degrees (e.g., MD Resident, DO Fellow, PharmD Intern)
Why It Matters
Residents often earn $60,000–$80,000/year while carrying $200,000+ in student debt — conventional lenders routinely decline them
Program Access
The Doctor Loan (Program 3) with its 680+ FICO threshold is particularly well-suited for residents and early-career physicians
Reaching residents and fellows early builds long-term client relationships with some of the highest-earning professionals in the country.
Exceptional Earning Potential
Physicians, dentists, and specialists consistently rank among the top earners in the U.S. — with income that grows significantly post-residency
Strong Employment Stability
Healthcare is recession-resistant. Medical professionals maintain high employment rates even during economic downturns
Underserved by Conventional Lenders
Most conventional products fail this demographic — making our program a powerful differentiator.
